Specific information about property
The villa has high vaulted ceilings, ceramic floors and is fully Air Conditioned. A large open plan Lounge (satellite TV, DVD & Music Centre), Dining Area, and Fully Fitted Kitchen. There is a separate Kids Lounge equipped with Satellite TV, PS 2/DVD, and games. There is a Games Room with Pool Table, Air Hockey, and Classic Arcade Machine to make your stay even more fun. If you bring your laptop no problem we are fully wi-fi compliant.
Outside: You are completely fenced making it extra safe for little ones. Your own Private Pool has a fine mesh screen all around to stop an unwanted bugs. Within the screen you have a Sun Lanai providing additional shade and ample quality poolside furniture. A garden BBQ is available outside the screened area (please tidy up afterwards, as the cleaners will not clean the BBQ as it takes to long).

Description of surrounding area and attractions
The beauty our villa has is we are part of a lovely Kissimmee sub-division called Lindfields which is located only minutes of Hway 192 and the I4, this gives you the luxury of quite days by your own private pool, but with Disney on your door step. Seaworld, Univeral Studios are only 20 minutes away Busch Gardens an hour away. If shopping is your passion then Orlando has it all, there is a large selection of designer clothes and footwear at the Malls and Outlets Centres. There are plenty of supermarkets within a short drive so you are never short of supplies.

Rates, Cancellation And Refund Policy:
A $250 deposit is required to secure your Booking. Your rental fee returned as a percentage:- 8 weeks before = 100%, 7 weeks = 85%, 6 wks = 70%; 5 wks = 55%; 4 wks = 40%; under 3 weeks 25% of rental fee returned. If we manage to re-rent your original holiday dates we will return 100% of your holiday. Any cancellation will incur a $25 (£15) admin fee.
All prices quoted are for the whole villa NOT per person. This includes 13% Sales Tax and a Final Clean. Now that's better than any hotel - Wow!

A $250 (US dollars) deposit is required for USA, South America and Canada.
A £150 (UK Pounds) deposit is required for UK and Europe.
