Rates, Cancellation And Refund Policy:
Advance Payment: Guest agrees to pay Manager an deposit Payment in the amount first night's rent. Advance payment is used to secure the property for advance reservations and is due at the time the reservation is made if made more than 60 days prior to arrival. Final Payment: Guest agrees to pay Manager the final payment 60 days prior to arrival date. For reservations made less than 60 days prior to arrival, full payment is due at the time of reservation. 7% sales tax will be added.

Full payment is required 60 days prior to arrival date or at the time of booking if less than 60 days prior to arrival.
A 5% cancellation fee will be applied to all reservations. For cancellations received within 60 days of arrival or after arrival date, all payments will be retained. If the subject property can be re-rented, a pro-rata refund will be issued less the 5% cancellation fee. There are no refunds for early departure. We strongly recommend guests purchase Travel Insurance if they are concerned about the risk of having to cancel their reservation due to family emergency, health, weather or other conditions. By proceeding with the booking, you acknowledge that travel insurance is recommended and is available to you. One potential travel insurance link is presented on this web site, however, guests are free to choose whatever company they so desire. Guest may choose desired plan, coverage, and pricing on web site.
Security/Damage Deposit: Guest agrees to pay Manager a security deposit in the amount specified on the reservation form and in the confirmation e-mail. Guest agrees to pay Manager the amount of actual damages to the Property arising from use of the Property, as well as for missing items, excessive clean-up and, if necessary, the cost incurred in removing Guest from the Property. In order to have the Deposit returned, the following must occur: a) No damage is done to the condo or its contents. b) No items are missing upon the inventory check. c) Garbage is placed in outside trash containers d) Dishes are washed and returned to cabinets and cupboards. f) There was no smoking or evidence of smoking inside the rental. g) Condo is left in neat condition, including the upper level penthouse area. h)Water is not running. i)Stove is not left on.
